Challenge:
The owners had to dispose of a foreclosed building within 18 months. The challenge was to have this Class C building reclassified to a Class B to command higher rental rates before disposition.
Solution:
The construction management team completed the major renovation project under budget. This allowed the building to be reclassified to a Class B, rental rates increased by 40% and occupancy from 50% to 80%. The property was sold within an 18 month period at the desired price.
