The City of Houston wanted to lease approximately 10,000 SF in Central Business District with 50 parking spaces.
City of Houston (COH) contracted with CRES to find approximately 10,000 square feet to lease for immediate occupancy in the central business district. The term could not be more than 36 months, the space had to be in a secure location with above market parking ratio.
Success: CRES met all of the COH lease requirements in less than 30 days. They found a building that had 9,440 sq. ft. available. However, the landlord required a 5-year term with only 38 parking spaces. CRES successfully negotiated a termination clause, and the necessary parking allowance increased from 38 to 50 spaces. COH realized an approximate savings of 20% over the lease term.
